The Kindred Resort is set to open next year at the base of Keystone Mountain in Summit County after years of planning and construction.
Spanning over 365,000 square feet, the three-building development will feature a hotel, residences, three restaurants, a full-service spa, meeting and event spaces and will serve as the new home for Keystone’s ski & ride school.
It has taken more than two decades for the $300 million development to become a reality.
The Kindred development team is the fourth developer to take on the project. They broke ground in 2022.
The team, consisting of Shervin Rashidi, Ryan Geller and Scott Russell, has been working on the project for a little over 10 years.
It was more than just building a big resort for the team, according to Geller.
“For me and my business partners, this is a legacy project,” Geller said.
“I get a little emotional, I’m an emotional guy. But you know, I have a family and this is a big, long project — so, to have your family see this and be part of it, I think is really cool.”
In the heart of River Run Village and just steps from Keystone’s ski slopes, the resort will feature the 107-room Kindred Hotel managed by RockResorts.
With hopes of also receiving a 4.5-star rating, the resort will offer a luxury year-round private club known as the Kindred Club, where members can enjoy services like designated oversized lockers, a private lounge and member-only events.
In addition to the hotel, 95 residences, ranging from one to four bedrooms with sales prices ranging from $1 million to $6 million, will be distributed across two five-story towers.
The West Tower will feature 62 residences, while the East Tower will have 33 residences.
Approximately 87% of the resort’s residences are already under contract, according to Kindred Resort’s head of marketing Amy Kemp.
“We are setting a new standard. There’s just nothing like this property in all of Summit County,” said Kemp. “We’re close to 90% sold, which is phenomenal.”
Three new restaurants, along with a lively slopeside bar called Kindred Spirit, are also set to open at the resort.
Chef Eric Berggren will lead the opening of Goodz Tavern, which will feature an elevated take on classic ski town favorites, along with Kinji, a sushi restaurant that will also serve Asian fusion menu items. Both restaurants will be next to the River Run Gondola, according to the resort’s website.
The third restaurant will be named Lula’s Restaurant, located in the Kindred Hotel lobby next to the Kindred Spirit bar.
With the help of OZ Architecture, a Denver-based firm specializing in architecture, planning, and interior design, the design of Kindred Resort draws inspiration from the natural beauty of Colorado.
With approximately 1,300 full-time residents, the decision to incorporate the Town of Keystone was made by residents on March 28, 2023.
The home rule charter was approved later that year on Sept. 26 and finally on Feb. 8, 2024, Keystone officially became one of Colorado’s newest towns.
“I’m really excited about it opening. I’m excited to share this with everybody,” Geller said.
“Overall, I’m just proud of the people that worked on this, of what we all accomplished. But to share this with the community is like — this is going to be their home or their place. That’s a cool thing to know that you’re part of that.”
The Kindred Resort is anticipated to open in late 2025.
